Silicone Rendering Done Properly

Silicone render is the finish we fit more than any other, and for good reason. It suits the weather round here. We're based in Thornton-Cleveleys and we've spent over 15 years rendering houses along the Fylde Coast, so we know what salt air and driving rain do to a painted wall. Silicone shrugs it off. Rain actually helps, washing dirt off the surface as it runs down.

K-Rend is our first choice and the brand most people ask for. It's flexible, comes in over 100 colours, and goes on spray-applied for an even coat you don't get by hand. We fit Weber systems too. If you've been comparing rendering companies or searching renderers near me, here's where we stand: fully insured with public liability cover, free written quotes usually within 48 hours, and most houses done in 3 to 7 days.

  • Self-cleaning: rain washes the dirt off
  • Over 100 colours across the K-Rend range
  • Flexible, so it moves with the building instead of cracking
  • Handles UV, salt air, rain and frost
  • Lasts 25 to 30 years with next to no upkeep
  • Spray-applied for an even, consistent finish

Why Silicone Render Suits the Fylde Coast Weather

Houses on this coast take a battering. Salt air off the sea, wind-driven rain most of the winter, and sun on the front elevations all summer. Old sand and cement render goes brittle, cracks, and lets water track behind it. Painted finishes fade and peel, then you're up a ladder every few years. That's the cycle silicone render was made to break.

Silicone is water-repellent and flexible. Rain beads off instead of soaking in, which is why it's called self-cleaning, and because the render moves a little with the building it doesn't crack like rigid finishes do. Fitted properly, a K-Rend silicone system should give you 25 to 30 years. A lot of our house rendering work here is re-rendering too: stripping tired pebble dashing or roughcast and replacing it with a smooth silicone finish.

The K-Rend Systems and Colours We Fit

K-Rend is one of the biggest names in silicone render in the UK and it's the system we fit most, from Blackpool terraces to bungalows in Cleveleys. The colour is mixed through the render itself rather than painted on after, so there's no repainting and no peeling. With over 100 colours in the range, you can go classic white, soft cream, grey, or something bolder.

We're not tied to one supplier though. We fit Weber silicone systems too, and traditional sand and cement where that's the right call, on garden walls for example, or where a like-for-like repair matters more than a new finish. If you're weighing silicone against monocouche, we'll walk you through both. Monocouche is a solid one-coat option, but on exposed coastal walls silicone usually wins.

How a Silicone Rendering Job Runs

It starts with a look at the house. We come out, measure up, check the state of the existing walls and talk through colours and finishes. You get a free written quote, usually within 48 hours, with the system, the prep and the price set out plainly. No pressure, no obligation.

On the job itself, scaffold goes up first. Then the prep: any old or loose render comes off, cracks get sorted, and windows and paths are covered over. We apply a basecoat with mesh bedded into it, which is what gives the system its strength and stops cracks coming through. Once that's cured, the silicone topcoat goes on by spray for an even, consistent coat, and we work it up to the texture you've picked.

Most houses take 3 to 7 days from scaffold up to scaffold down, depending on size and how much prep the walls need. Before we leave we walk round the whole job with you, snag anything that needs a touch and clear the site properly. Then the rain does the cleaning from there on.

What Silicone Rendering Costs

Every quote is worked out for the actual house, but as a guide, a typical 3-bed semi runs roughly £3,000 to £6,000 depending on the system and the prep. A straightforward re-render over sound walls sits at the lower end. Stripping pebble dash or failed render first, or dealing with awkward access, pushes the price up.

It's worth setting that against what silicone saves you. No repainting every few years, no patch-up bills from cracking, and a finish that still looks right at year twenty. Spread 25 to 30 years of life across the cost and it works out well. If you want a number for your own house, the quote is free and it's in writing.

Silicone Rendering FAQs

Roughly £3,000 to £6,000 is the honest range, and where you land in it depends on the system, the amount of prep and whether old render or pebble dash needs stripping first. We price each house individually and give you a free written quote, usually within 48 hours, so you know the full cost before anything starts.

Fitted properly, K-Rend silicone lasts 25 to 30 years. Because it's self-cleaning and the colour runs through the render rather than sitting on top as paint, it doesn't need repainting in that time either. The odd knock can be repaired, but there's no routine upkeep beyond letting the rain do its job.

Within reason. Render needs the right temperatures and a dry window to cure properly, so we watch the forecast and plan jobs around it rather than risking the finish. We work on the Fylde Coast all year round, so fitting jobs around the weather is nothing new to us.

Some, but it's managed. Scaffold is up for the length of the job and the prep makes dust, especially if old render is coming off. We cover windows, doors and paths before spraying and tidy the site as we go. Most houses take 3 to 7 days and you can live in as normal throughout.

Both are good systems and we fit both. Monocouche is a one-coat, through-coloured render and a solid choice on sheltered properties. Silicone is more flexible and self-cleaning, so on exposed coastal walls we usually point people towards K-Rend silicone. We'll look at your walls and your budget at the survey and give you a straight answer.
