Pebble Dash Removal for a Clean, Modern Finish
We strip the old dash back to brick, sort the wall underneath and re-render in a modern system, right across the Fylde Coast.
Pebble Dash Removal Done Properly
Fed up with the pebbledash? You're not alone. It's one of our most asked-for jobs, and no wonder. So much of the housing round Blackpool, Cleveleys and Fleetwood was dashed decades ago, and plenty of it is looking tired now. We strip the old finish off, sort the brickwork underneath and apply a fresh modern render. The difference it makes to a house is massive.
We're based in Thornton-Cleveleys, right in the middle of it, and we've been at this for over 15 years. Stripping dash is rough, dusty work and not every renderer wants the job, but for us it's routine: off with the old, sort what's underneath, on with the new. If you've searched renderers near me and struggled to find anyone who'll actually take the dash off, that's exactly what we do.
- Safe, controlled removal of the old dash
- Brickwork checked and repaired before any render goes on
- Finished in K-Rend silicone, monocouche or sand and cement
- Huge lift in kerb appeal and property value
- Fully insured with public liability cover
- Free written quotes, usually within 48 hours
Why So Many Homeowners Want the Pebble Dash Gone
Pebble dash and roughcast had their day. They went on cheap and fast across Blackpool, Cleveleys and Fleetwood between the wars and after, and for a while they did the job. But they date a house badly now. Two identical semis side by side, one dashed and one freshly rendered, don't look like they belong on the same street.
Looks aside, old dash causes real problems. The finish is brittle, so it cracks and blows, and once water gets behind it you get damp patches inside. Repairs never match either. New dash against fifty-year-old dash sticks out a mile, which is why render repair on a dashed wall is such a thankless job. And when it comes to selling, a tired dashed front knocks the value and puts buyers off before they've reached the door.
Render Over Pebble Dash or Strip It Off?
You'll find rendering companies happy to go straight over the top, and to be fair, on a sound wall it can work. The dash gets a levelling coat and the new render goes over that. The problem is the word sound. Dash that's been up for decades is rarely as solid as it looks, and a tap test usually finds hollow patches where it's blown from the brick.
Render over loose or blown dash and you're fixing your new finish to something that's already letting go of the wall. It looks fine for a year or two, then the cracks start and the whole lot has to come off anyway, new render included. That's why we usually recommend stripping it: a bit more up front, a lot less grief later. If your dash genuinely is solid we'll tell you, and quote both ways so you can decide.
How We Remove Pebble Dash and Re-Render
First job is getting the old dash off. It comes away in stages with the right tools, working across each elevation until we're back to bare brick. It's a noisy, dusty couple of days and we won't pretend otherwise, but we sheet up, protect windows and paths, and clear the rubble as we go rather than leaving a skip's worth on your drive.
With the brick exposed we can see what the dash was hiding. Cracked bricks, soft mortar joints, old patch repairs: it all gets sorted before anything new goes on, because the render is only ever as good as the wall behind it. Then it's re-rendering time. A base coat to level everything out, then the new system over the top, spray-applied silicone or monocouche. Start to finish, most houses take 3 to 7 days.
What Pebble Dash Removal Costs and What It Adds
Straight answer: stripping dash costs more than standard house rendering, because you're paying for the removal and the making-good as well as the new render. As a rough guide, a typical 3-bed semi runs from £3,000 to £6,000 depending on the system and the prep, and pebble dash removal is exactly the kind of prep that pushes a job towards the top end of that range.
Nobody can price the brickwork until the dash is off, so our quotes are upfront about what's fixed and what depends on what we find. What you get back is a house that looks new from the street and a finish like K-Rend silicone that lasts 25 to 30 years. Quotes are free, written and usually with you within 48 hours. Pebble Dash Removal FAQs
For a typical 3-bed semi you're looking at roughly £3,000 to £6,000 all in, covering the strip, the brickwork repairs and the new render. The honest bit: the state of the wall under the dash affects the price, and nobody knows that for certain until it's off. We give free written quotes and we'll flag anything that might move the number.
Most houses take 3 to 7 days from start to finish. The strip itself is usually the first day or two, then brickwork repairs, base coat and the finish coat. A small bungalow sits at the quick end, a bigger semi with a lot of repair work at the slower end. We'll give you a proper timescale with the quote.
We won't lie, it's the messiest job we do. Stripping dash makes noise, dust and a lot of rubble. What we can control is where it ends up: we sheet up around the house, protect windows and paths, and clear the waste as we go, so you're not living on a building site any longer than the job takes.
On the Fylde Coast we'd usually say silicone, K-Rend being the system we fit most. It's flexible, self-cleaning and handles the salt air, with a working life of 25 to 30 years. We also work with Weber, monocouche and traditional sand and cement, so there's a system for every budget. We'll talk you through the options when we quote.
The stripping itself doesn't care about the weather. Rendering does, because render needs the right conditions to cure properly, so in cold or wet spells we plan the job around the forecast rather than rushing the finish coats on. We work year round on the coast and we'll be straight with you if a date needs to move.
